The monthly payment uses the fixed-rate formula M = P × r × (1 + r)^n ÷ ((1 + r)^n − 1), where r is the annual rate ÷ 12 and n is the term in months. Results are estimates — taxes, insurance, fees and lender terms can change your actual cost.

What the tool does, who it is for and what it cannot tell you.
A mortgage calculator estimates the regular payment on a loan used to buy a property. It takes the price, your down payment, the interest rate and the loan term, and shows the monthly payment, the total you repay and how much of that is interest.
Your down payment is the part of the price you pay upfront. A larger down payment means a smaller loan, a lower monthly payment and less total interest.
Each payment covers interest on the remaining balance plus some principal. Early on most of the payment is interest; over time the principal share grows as the balance shrinks.
Each step the calculator runs, in plain language.
The loan amount is the price minus the down payment.
Use the annual fixed rate and the term in whole years.
See the monthly payment, totals and the principal vs interest split.
The exact maths behind every number on this page.
M = P × r × (1 + r)^n ÷ ((1 + r)^n − 1)
Hypothetical example: a 400,000 property with 80,000 down, 6.5% interest over 30 years.
About 2,023 a month, with roughly 408,000 paid in interest over the term.
